Regional Plan Association is publishing a set of fact sheets outlining how the New York State Accessory Homes Act (S4547, A4854) would help downstate counties from Sullivan to Suffolk creates tens of thousands of new homes using their existing housing stock.
The Accessory Homes Act would legalize accessory dwelling units (ADUs) statewide and make it easier for homeowners to create these assets and for renters to take advantage of them. Under these conditions, RPA estimates the lower Hudson Valley, New York City, and Long Island could create nearly 500,000 additional housing units by 2040. Nassau County could create 92,000 additional homes - more than any other county RPA analyzed.
We produced county-level fact sheets as well as a statewide and New York City fact sheet. Although we did not analyze ADU potential in individual upstate counties that are outside RPA’s traditional 31-county tri-state catchment area, all New York State counties stand to benefit from the Act, especially those with suburban housing typologies.
